How does it work?

Step 1  We connect

We install a small device in your building that starts collecting data from your building management system (BMS). We need about half a day on site to do this. Our device can use the mobile (3G) network in cases where a broadband link to the internet is not available.

Step 2  See your major plant

You (and your other users) log in and see a live graphic of your major plant items: chillers, boilers and ventilation plant, as well as large pumps. You see when the plant is running compared to when it is supposed to be running. You can see the live view or any historical period since we connected.

Step 3  Discover what is calling on the plant

In a typical building, boilers and chillers can be triggered into running by any one of many hundreds of smaller devices which ask for hot or cold water or air. Finding which device is behaving badly can be like finding a "needle in a haystack". Yet this is how a vast amount of energy is typically wasted.

Demand Logic is able to sort and search all the devices (such as overhead air conditioning units or so called "terminal units") and f ind the ones that are making excessive demands on the plant. Each device is given a score for how often it calls for the plant to be running. Each is also scored for other issues such as "hunting" (e.g. where a room's heating or cooling output swings wildly) and "saturation" (e.g. where a comfortable temperature cannot be reached despite the BMS asking for maximum cooling or heating to be applied).

Finding these faults through exhaustive searching of the existing BMS supervisor software is time consuming and expensive, and this is why so many energy problems are left undetected. Typically your BMS system is not suited to this kind of analysis and should be left to do what it is good at: namely reliable 24-7 control of your plant.

Step 4  Keep track

You can keep track of what the most effective energy savings measures on the website, and log when these were acted on. If you have meters connected to your BMS, you can also keep track of these on the website (seeing history and live readings) as another way to verify that you're making a difference. Any of your users can leave comments on the displays to discuss what needs attention.

Step 5  Get more help

Demand Logic can provide both remote and on-site support to help you identify system issues that cause energy wastage or sub-optimal comfort.

We also have a shared on-line "lab" where our scientific staff can conduct specific mathematical analyses, such as virtual metering or correlation, and publish these so your users can see and discuss them.
